Students began moving into the Sterling Fry Street mixed-use development Wednesday.
The development includes an apartment complex with 194 units, retail space and a six-story parking garage on nearly 4.4 acres at the corner of Fry and Hickory streets.
The apartments are 90 percent leased, said Brad Dinerstein, executive vice president of The Dinerstein Cos., the developer of Sterling Fry Street. But he anticipates that number will rise by the time classes start at the University of North Texas on Aug. 29 because the apartments are geared toward students.
The apartment complex leases by the bed. It has 614 beds and a mix of one-, two- and four-bedroom apartments, which are fully furnished.
Amenities include a two-story fitness center, a resort-style pool and study rooms that include a music room and art room, Dinerstein said.
The 10,500 square feet of retail space will be filled by Potbelly Sandwich Shop, Chipotle Mexican Grill, MacDaddy’s Macaroni and Cheese Bar and the recently announced GRIP Mediterranean Grill.
Potbelly Sandwich Shop will be the first restaurant to open, on Tuesday, and Chipotle will open Aug. 28.
MacDaddy’s will open in about a month, Dinerstein said, and GRIP will open in early October.
Two more retail shops are expected to open in about eight weeks, but the developer is not announcing what they will be, he said.
The parking garage will be used by tenants and retail customers. For the tenants, there will be 599 spaces.
Not every student there has a car, Dinerstein said, and there will be plenty of parking in the retail section, which has 65 spaces.
The intent is for it to be a “pedestrian-friendly” property, he said.
The retail spaces will be behind a parking gate and will have an hourly rate.
There also will be “to go” parking spaces and employee parking.
Patrons of the retail shops will be able to get their parking tickets validated by the retailers, Dinerstein said.
Cool Beans is the only existing structure that has remained on the block through the redevelopment.
“Cool Beans has been an excellent neighbor throughout the entire process,” Dinerstein said.
The landscape and the final touches will be put on the property in the next few weeks.
“We’re really excited to be in Denton,” Dinerstein said.
